Home Builders use the IRC to navigate the home building process. Every step of the process from pre-construction to final inspection is governed by the IRC. The home builder has to use it as a guide for building up to code. There are minimum requirements at each building phase that are discussed in the IRC. One of the largest details is in the framing portion of the build. The IRC discusses floor framing, wall framing, and ceiling framing. One important aspect to know as the builder is what type of foundation is required or common to the area where the builder is geographically located. The seismic charts and details on type of foundation can be found in the IRC. There is different requirement for each geographic location based on weather patterns, soil composition, and terrain. For instance, in the Southeast a slab on grade is a common foundation and building to a higher wind load capacity dictates the entire foundation and framing process.
